Michael Blank Review: He Says Nighthawk’s Assets Are Performing. Some of His Investors Say Otherwise.

A $49-a-month community, a big promise of financial freedom in one to three years, and verified investors in his own deals reporting stopped distributions and losses.

Michael Blank is one of the most visible multifamily educators online, known for telling listeners they can get into apartment syndication without experience or their own money. He also runs Nighthawk Equity, which raises investor money for apartment deals. We compared his claims with what his own investors report.

Our verdict: Caution 5.1 / 10

The short version: Blank’s Deal Maker Mastermind is one of the cheapest ways into a syndication community, and we found no regulatory actions or lawsuits. But the assets he says Nighthawk controls jumped from $90 million to $350 million across his bios, and verified Nighthawk investors on Invest Clearly report stopped distributions, a likely total loss on one deal, and unanswered emails. Learn from the community; vet his deals very carefully.

Who is Michael Blank?

A former software executive, Blank lost money on restaurant franchises in the 2008 recession before a 12-unit building in Washington, DC got him into apartments. He now hosts the Financial Freedom with Real Estate Investing podcast and runs Nighthawk Equity with partners Garrett Lynch and Drew Kniffin. His YouTube channel promises financial freedom in one to three years, even without experience or cash.

What you can buy

  • Deal Maker Mastermind: an online community with coaching feedback, listed at $49 a month.
  • Syndicated Deal Analyzer: a $129 underwriting tool required to submit deals.
  • Deal Desk: submit deals to Nighthawk for a possible partnership; review calls are billed hourly and Nighthawk can pass on any deal.
  • Mentoring program: higher-touch coaching; price not published.

Prices come from an older page on his site and may have changed.

The numbers keep growing

In a 2022 interview, Blank said Nighthawk controlled over $90 million and his students had bought 7,600 units. His YouTube channel later said $266 million and 13,700 units. His About page now says over $350 million in “performing” assets and 15,000 student units worth $1.6 billion. Growth is possible, but none of these figures comes with a property list or audited results.

What his investors say

Invest Clearly verifies that reviewers actually invested with a sponsor. Nighthawk’s three verified reviews average 1.3 out of 5:

  • One investor says distributions stopped after the first year on a property bought with an expensive bridge loan, and that investors now expect to lose their capital as the property is sold, while asset management fees continued.
  • Another reports distributions dwindling to zero and a 4.3% loss to date across two deals over seven years, while new deal invitations kept coming.
  • A third describes a deal at about 70% occupancy and emails to Blank going unanswered.

Three reviews aren’t a full track record, but they sit awkwardly beside the “performing assets” claim.

What students say

On BiggerPockets, students describe his community as a helpful way to learn syndication. Critics question the model of charging students to review deals that could also become Nighthawk’s own, and one buyer of his course reported broken links and missing files. We found no SEC, FINRA, state or FTC actions, and no lawsuits.

Pros and cons

Pros

  • $49 a month community, far cheaper than most
  • Lots of free content
  • Beginner-friendly syndication teaching
  • No regulatory actions or lawsuits found

Cons

  • Verified investors report losses
  • Fast-growing, undocumented figures
  • Promises freedom in 1 to 3 years without cash
  • Paid deal reviews may feed his own firm

Is it worth it?

As a low-cost place to learn, the Deal Maker Mastermind is reasonable value. The monthly fee limits your risk.

As a place to invest, be careful. Before putting money into a Nighthawk Equity deal, ask for a full list of past deals with results, including any capital calls or losses.
