The Bounce Method review: a practical path into small apartment investing
JD Allen’s Bounce Method shows everyday investors how to skip the slow, one-house-at-a-time route and start with a single small apartment building. We read the book’s sales materials, listened to the podcast, worked through the deal math and looked at the One Deal Millionaire Network coaching program.
Verdict
The Bounce Method is built on proven apartment investing principles: buy on real numbers, increase net operating income, and use creative financing to get started with less cash. At $14.40 with a full-refund guarantee, the book is one of the most affordable ways to learn small multifamily investing from an active operator. The One Deal Millionaire Network adds weekly calls with JD Allen and a community for investors ready to pursue their first deal. As with any coaching program, go into the strategy call with clear questions about price and terms.
What is The Bounce Method?
The Bounce Method is JD Allen’s system for small multifamily investing. Instead of buying single-family rentals one at a time, investors start with one underperforming 5 to 20 unit apartment building, often a Class C property in a smaller market. You buy it based on its current income, raise rents and reduce expenses to increase net operating income (NOI), then either refinance and hold or sell and “bounce” into a bigger deal.
Allen teaches the method step by step, using the letters of BOUNCE, on his podcast. The first step, buying at the right price, focuses on valuing a property on its actual historical income rather than a seller’s projections. It’s one of the most important habits an apartment investor can build, and Allen explains it clearly.
The method also gives significant attention to creative financing, especially seller financing, which helps buyers with limited cash or less-than-perfect credit get into larger deals.
Who is JD Allen?
JD Allen is a former Marine Corps instructor at Quantico who went on to become an engineering director in software, including a role at banking software company nCino. He grew up in a small West Virginia town and built his real estate portfolio while working full time, starting with duplexes and triplexes before moving into apartment buildings and mobile home parks.
He hosts The One Deal Millionaire Podcast, formerly The Bounce Method Podcast, where he is refreshingly candid about his early mistakes, including overpaying for a property that later flooded and losing $20,000. He has also appeared on several industry podcasts, including Gino Barbaro’s Movers and Shakers, where in 2023 he shared a goal of owning 500 units personally and 1,500 through syndications and joint ventures. On his coaching page, Allen says he built $6 million in six years.
Allen also shares his teaching for free on his JD Allen Investments YouTube channel and through The Bounce Method newsletter on LinkedIn.
Not to be confused with JD Allen, an industrial real estate broker at Colliers in the Carolinas.

One Deal Millionaire Network: the coaching program
For readers who want hands-on guidance, Allen offers the One Deal Millionaire Network (ODMN). The program is designed to take members through choosing a market, building a team, analyzing deals and submitting offers, with the goal of closing a deal that adds $1 million or more in net worth.
What members get
- Lifetime access to the full Bounce Method training.
- 12 months of weekly live strategy and mentoring calls with Allen, where he breaks down real deals.
- 12 months of access to a private community for questions and networking between calls.
- A one-on-one deal review session with Allen as a fast-action bonus.
- Scripts for conversations with brokers, lenders, sellers and investors.
Price
Pricing is shared on a free strategy session with Allen’s team, which also helps determine whether the program fits your goals.
The guarantee
ODMN uses an action-based guarantee. Members who complete the training, attend the weekly calls, research a market, analyze deals and build relationships with brokers, lenders and property managers, but don’t yet see a clear path to a profitable deal within 12 months, get continued support from Allen’s team until they do. It rewards members who put in the work. If a cash refund matters to you, ask how it applies to the coaching fee during your call.
How the “$1 million from one deal” math works
The core of the method is forced appreciation. Apartment buildings are valued on their income, so increasing NOI directly increases value. Allen’s example is a 10-unit building where rent increases and expense savings average $500 per unit per month, adding $60,000 a year in NOI.
That math is sound. Value equals NOI divided by the cap rate, and $60,000 divided by a 6% cap rate is $1,000,000. The table shows how the result changes with the local cap rate:
| Cap rate at sale | Value added by +$60,000 NOI |
|---|---|
| 5% | $1,200,000 |
| 6% | $1,000,000 |
| 7% | $857,000 |
| 8% | $750,000 |
Even at an 8% cap rate, the value created is substantial, which is why this approach appeals to so many investors. A few factors shape the final result:
- Costs to get there. Renovation, financing, temporary vacancy and selling costs come out of the gain, so budget for them up front.
- Room to improve. A $500 per unit monthly improvement is most achievable on properties that are under-managed or below market rents, exactly the kind the method targets.
- Interest rates. Cap rates tend to follow interest rates, so sale values depend partly on the rate environment at exit.
Allen’s own FAQ notes that a million-dollar outcome is possible but not guaranteed, which is the right way to read it.
What to expect from the offer
Like many real estate education programs, Allen’s sales pages use a direct-response style. Knowing this helps you make a calm decision.
- Limited-time pricing. The book page shows a countdown timer on the $14.40 price.
- Limited bonuses. The one-on-one deal review is offered to a set number of new members.
- A market view. Allen believes small investors have roughly a five-year window before larger institutional buyers move further into small multifamily. It’s his forecast, and a reasonable topic to discuss on the strategy call.
- Timelines. The materials describe exits in 12 to 18 months. Many value-add projects take two to five years, so plan for flexibility.
Reputation
We checked Trustpilot, the Better Business Bureau, Reddit, Quora, BiggerPockets and podcast directories. We found no complaints, lawsuits or regulatory actions involving The Bounce Method, the One Deal Millionaire Network or JD Allen.
The program is relatively new, so there are not yet independent student reviews. Most available material is Allen’s own teaching through his podcast and guest appearances on shows such as the Real Estate Hustlers podcast, Property Profits and Movers and Shakers. A summary review of the book on AllAboutMultifamilyInvesting.com highlights its focus on underperforming properties, a “multifamily millionaire mindset,” mastering the basics, building a team and seller financing.
The free podcast, YouTube channel and LinkedIn newsletter are good ways to get a feel for Allen’s teaching style before buying anything.

Who The Bounce Method suits
A strong fit if you: want an affordable introduction to small apartment investing, are interested in seller financing, have steady income and some savings, and want to move beyond single-family rentals.
Plan carefully if you: need income from your first deal quickly, or have limited reserves for a project that may take longer than expected.
Questions for the strategy call
- What is the total investment, what are the payment options, and what are the refund terms?
- How many members have closed deals through the program so far?
- Could I speak with a couple of current members?
- Can you walk me through one of JD’s own completed deals from purchase to exit?
- What cap rate and hold period does the $1 million example assume in today’s market?
- How are the weekly calls structured, and how do I book my one-on-one deal review?
A natural path is to start with the book, listen to a few podcast episodes, then book the strategy call once you’ve started looking at deals in your target market.
